Damp & Timber PCA Reports

We undertake damp and timber reports for all mortgage providers. A professional report helps spot potential problems with damp and timber infestation in a building, and ensures any issues are diagnosed correctly.

What our surveyors examine

Externally

• Chimney pot, roof and rainwater goods
• External ground levels and sub-floor ventilation
• Defects that may lead to damp ingress or timber decay in future

Damp-proof course

• Confirm a DPC is in place and identify its type
• Check for high ground levels that could bridge the DPC and cause timber decay

Internally

• Internal walls profiled for signs of dampness
• Timbers inspected under carpets or floorboards where accessible and permitted
• Checks for fungal decay (e.g. dry rot) and wood-boring beetle infestation (e.g. woodworm)

A report you can rely on

You receive a fully detailed report outlining the condition of the property and any remedial work required. Our surveyor will answer any questions and provide additional detail as needed, and because it is produced by PCA-qualified technicians, it will be accepted by mortgage and insurance providers.
